What is a spec home?
A spec home is a home already under construction where we have selected the lot and floor plan. Spec homes are available for purchase at any point in the construction process from stakes through to completion. Depending on the stage of construction, interior selections may be finalized, or if purchased early enough you may be able to make changes. A spec home offers many of the benefits of a pre-sale home with a shorter build time and, in most cases, fewer decisions/appointments throughout.
What is a quick possession home?
A quick possession home is another word for spec home; however, typically a quick possession home will be further along in the construction process so you can move in sooner. Quick possession homes are a great option for those who want a new home without the hassle and time commitment that sometimes comes with purchasing a pre-sale home, and/or for those who need a home quickly, or in some cases, immediately.
What is a pre-sale home?
When building a pre-sale home, you choose the lot, floor plan, upgrades and interior selections for your new home. Early on in the process, you will have an opportunity to make minor changes to your floor plan if desired. Pre-sales are a great option for those who have or want time (8 months up to a year) before they move into their new home. Pre-sale home buyers must also be prepared to attend a number of appointments throughout the process to choose interior specifications and selections that suit their budget and taste.
How quickly can I move into a quick possession or spec home?
This varies depending on the home's stage of construction and can be anywhere from next month to 7 months from now. Please inquire the Area Manager for the home or community you're interested in and our Area Manager can provide you with tentative timelines for all the spec homes we currently have available.
What communities does Douglas Homes build in?
Douglas Homes currently builds in Airdrie, Chestermere, and Cochrane. We have a few communities that will be launching in Calgary next year.
Can I buy a showhome?
Yes, eventually all our showhomes will be for sale when we are ready to close them. If you are interested in purchasing a showhome, please speak with the Area Manager for that Showhome. They can provide more information and put you on a waiting list to be notified when we are ready to sell.
Does Douglas Homes offer custom home building?
We have built a number of custom homes over the years, but at this time we are not offering this service. You can, however, make some floorplan modifications when purchasing a pre-sale home, and if a spec home is early enough in construction you may be able to add upgrades and make your own interior selections. Please inquire to learn more.

Do I need a realtor?
You don’t need a realtor to purchase a Douglas Home, but you’re welcome to use one. If you choose to work with a realtor, they must accompany you on your first visit to the showhome.
Can I get a discount if I don’t have a realtor?
No, the price remains the same whether you have a realtor or not. We do not differentiate based on this.
Do I need a lawyer?
You are welcome to use your own lawyer. However, if you choose to use the builder’s lawyer, you may save on legal fees. Douglas Homes will cover the preparation of the mortgage, but the buyer is responsible for disbursements, including the registration of the transfer and mortgage.

What is the warranty on my home?
Every home in Cobblestone comes with a limited 10-year warranty as per the “Alberta New Homebuyers Protection Act” through the Alberta New Home Warranty Program (ANHWP).

All homes come with pre-selected interior finishes curated by a professional team of designers to streamline the building process and ensure timely completion.
What are the standard finishings in the home?
Our homes include high-quality finishings such as hardwood floors, quartz countertops, 8-foot doors on the main floor, 9-foot ceilings on the main floor, a stainless steel appliance package, upgraded lighting, and a fireplace. Each of our planned models are styled and finished individually by our team of designers.
What upgrades are included in the showhome?
Our showhome features upgrades like a premium lighting package, enhanced plumbing fixtures, a custom ensuite shower, window coverings, upgraded paint, wallpaper, a waterfall island, a kitchen hood fan, kitchen shelving, an opening to the basement, air conditioning, an alarm system, and landscaping.

Legal suites are not an option in Waterford. The homes are designed for single-family living without the inclusion of secondary suites.
Is basement development available?
Currently, Douglas Homes does not offer basement development where homes have passed the excavation stage.
Do homes come with garages?
No, each product type will have specific parking accommodations.

Every home in Waterford comes with a limited 10-year warranty as per the “Alberta New Homebuyers Protection Act” through the Alberta New Home Warranty Program (ANHWP).
Is there public transportation available in Waterford?
Currently, Chestermere does not have public transportation. However the city of Calgary and Chestermere are testing a cooperative venture looping bus service to some greenfield communities in Chestermere with intention of expanding.

What is a Quick Possession Home?
A Quick Possession Home is already under construction when offered for sale. These homes are ready much sooner than Pre-Sale Homes, which may take several months before construction even begins.
Do you offer Build to Suit homes (Pre-Sale Homes)?
Douglas Homes does not offer Pre-Sale Homes. All homes are already under construction, typically at the framing stage, and the design and selections are predetermined.
What is the deposit structure?
Our deposit policy is 10% of the purchase price. This is usually divided into a $5,000 deposit at the time of signing the Builder Purchase Agreement and a balance due upon waiver of financing conditions, both paid by certified funds.
What home types do you offer in Greystone?
We offer four home types: Single-Family Laned Homes, Single-Family Laned Duplex Homes, Single-Family Double-Front Attached Garage Homes, and Single-Family Double-Front Attached Duplex Homes.
Can I upgrade my Douglas Home?
Douglas Homes already includes a wide range of upgraded finishes, but additional upgrades depend on the model and stage of construction. Any potential upgrades must be discussed and approved before the Purchase Agreement is finalized.
Why should I purchase in Greystone?
Greystone offers a central location in Cochrane with easy access to Calgary and outdoor activities in Canmore and Banff. The community has extensive pathway systems, dog parks, pickleball courts, and proximity to the Spray Lakes Sawmills Family Sports Centre. Greystone will also feature the largest Calgary Co-op in Western Canada, designed with a bistro-style atmosphere. It will also feature a gas bar, liquor store, and commercial shops, reflecting Cochrane’s small-town charm.

How much of a deposit do I need to put down?
We require a 10% deposit. Typically, $10,000 is due at contract signing, with the balance due once the deal is firm.
Can we make changes to the house?
Depending on the stage of construction, we may be able to accommodate minor changes, but typically, our homes are built with pre-selected finishes.
Can we upgrade the appliances?
Yes, in most cases, appliances can be upgraded, depending on the stage of construction.
Is the lawyer’s fee covered?
If you use our lawyer, we will cover the lawyer’s time. You would be responsible for disbursement costs like registering mortgage documents, transferring title, and utility or tax adjustments. If you use your own lawyer, you would be responsible for their fees and the disbursements.
Can we view the house while it’s under construction?
Yes, site visits are welcome by appointment, but they are safe only after the home has reached the drywall stage. Please note that only adults are permitted on these visits.
Can we customize?
Currently, Douglas Homes does not offer customization for homes in Sunset Ridge. All homes come with pre-selected interior finishes and designs to streamline the building process and ensure timely completion.
